Nestled between Lake Michigan and Betsie Lake across from neighboring Frankfort in the northern portion of Michigan’s lower peninsula, Elberta is a small village with a beautiful natural beach and dune areas. While the zoning language is not specific in some cases to the key measures, there is language specific to wetland regulations that addresses the importance of their role in the overall lake ecosystem in Section 20.37.

Regulation meets the following Key Measures:

Prevents the removal and/or requires the installation of native vegetation near dunes and beaches.

The village provides some language that requires special measures be taken to preserve vegetation around shoreline areas to prevent erosion around commercial marinas and boat launch ramps. While not indicated here, there is a more specific definition of what the village considers a wetland for zoning purposes in the definitions section on page 10 of the ordinance.

The village has landscaping requirements, but allows for waivers in certain circumstances to preserve native vegetation upon review by the Planning Commission.

Minimizes the amount of impervious surface in the community.

Upon site plan review, the village requires impervious surfaces be limited to minimize the destruction of natural features.
